Frequently Asked Questions

  •  Yes. UK law requires all properties used for paying guests, tenants, or workplaces to have a Fire Risk Assessment. Whether it’s an Airbnb, HMO, rental property, shop, or office — if people use it, you must have one.

  •  There’s no fixed legal interval, but best practice is to review it every 12 months or sooner if your property changes — for example, new furniture, layout, or safety equipment.

  •  Most small properties take around 1–2 hours on site. Larger or more complex buildings may take longer, but we’ll let you know what to expect before the visit.

  • We don’t supply or install equipment, but we provide tailored recommendations on what’s needed, where to place it, and how to stay compliant.

  • Without one, you risk legal penalties, invalidated insurance, or enforcement action — and most importantly, it puts lives in danger.

  • Cost depends on the size and type of property. We’ll always give you a transparent quote upfront — no hidden extras.

  • Emberline Risk is Lincolnshire-based and provides fire risk assessments across the UK, including for Airbnbs, HMOs, and small businesses.
